Required Notice

Illinois requires Notice be sent to a Tenant before an eviction action can happen. There are 4 types of Notices:

5-day notice requesting a tenant pay the rent due within 5 days.

10-day notice for lease violations. This should be used when when a tenant is committing material lease violations or has repeatedly committed lease violations despite warnings to cease such action.

30-day notice for a lease termination when rent is not due, there are no lease violations, and the lease itself is coming to an end and with no desire to renew. This also applies for leases that have previously expired and became month to month tenancies. (Note: "30 day notice" means the end of the month after the expiration of the notice).

An Immediate Termination Notice that is only used for people who are trespassing or otherwise not lawfully on the property. Only used in rare circumstances.
